Title: Director of Preconstruction
Location: Sioux Falls, SD
Salary: $150,000 - $175,000/year Base Salary (DOE) + 10%-15% Bonus + Full Benefits

From new constrcution to renovation, we focus mainly on commercial projects including: Healthcare, Educational, Municipal, Offices, Technology, Life Science, Performing Arts, and Retail.
1) Lead multiple projects simultaneously through preconstruction phase from project conception/award through the end of Design Development and/or establishment of a GMP
2) Serves as a "bridge" between the multiple parties (owners/developers, architects, engineers, government entities, internal staff - project management and field staff, and sub-contractors)
3) Work collaboratively with external clients, owners, design teams and consultants - work collaboratively with broad and dynamic owner, consultant and contractor teams
4) Provide input into the project's programming and conceptual design activities to ensure early scope and budget alignment
5) Assist in constructability reviews with architect, owner and QA/QC
6) Coordinate with our internal preconstruction resources (estimating, scheduling, MEP, sustainability, Virtual Planning, Development Services, etc.), and coordinate the integrated use of BIM/VDC technology
7) Identify opportunities and encourage utilization of our Lean Design and Delivery tools in the design management process
8) Assist in managing costs throughout the design phase including initial project budgeting, benchmarking, cost models, soft cost definition, contingency definition, internal estimate reviews, value engineering, etc.
9) Assist in developing detailed project design and construction phase schedules with partners and field staff
10) Work collaboratively with internal project teams including business development, marketing, project management and field staff
1) Bachelor's degree in construction, construction mangement, or related field; or related construction experience
2) 15+ years with large, complex commercial projects including ground up
3) Good understanding with building systems, system coordination, and regulatory issues
4) Strong verbal communication and facilitation skills
5) Scheduling and Estimating Experience
